There are two ponds, one with bass and the other could easily be groomed for duck hunting.  The setting is very peaceful with happy cows roaming the pastures.  There are riding trails around the perimeter and through wooded areas.  There is an adorable two-bedroom bungalow with a loft that has a pretty front porch nestled under the oaks.  Bungalow has electricity, water, septic, gravel pad, and fences.  Cell service is great with a booster that will be left with the bungalow. There is a small covered pavilion and a tool shed. Full-sized refrigerator and stove will stay. Three AC's keep bungalow very cool in summer. 40 minutes to downtown Bryan and 20 minutes to downtown Franklin. Tractor/Gator and tools are negotiable.
